It is a neighborhood designed for families who want a home, a garden, and neighbors, with a starting price of 4 million AED for a new townhouse, in line with Emaar’s villa communities such as Arabian Ranches.

The trade-off is the distance: 20 minutes from Downtown and 25 minutes from the airport, according to Emaar; 30 and 40 minutes, according to Alnair—with no metro service. Investing in The Valley: Who Should Do It, and Under What Conditions?

The Valley is a primary residence first and foremost, rather than an investment. A 3-bedroom townhouse priced at 4 million AED by Emaar, with the beach, the sports village, and schools within driving distance—this is exactly the kind of property French-speaking families moving to Dubai are looking for, as they want neither high-rises nor rental commitments. Emaar’s reputation carries double weight here: for the quality of its developments—proven across more than 25 phases—and for resale liquidity, as evidenced by the fact that nearly all phases are now available on the secondary market. The arrival of Sobha, with Sobha Sanctuary and the district’s first multi-unit residential complex, adds a second major developer and a line of apartments priced at 1 million AED—a segment that didn’t previously exist in the neighborhood.

The downsides, with our usual candor: the distance—20 minutes from downtown according to Emaar but 30 according to Alnair—and the lack of a subway, which limits the rental market to families with cars and reduces the gross return compared to a centrally located apartment. The developer highlights Golden Beach and Town Centre as key amenities: their actual progress should be verified on-site before purchasing, not based on renderings. Delivery dates for the phases currently on sale are far off (2029 for Sobha, Q1 2030 for Alva), and our payment plans These differences do not make up for an error in orientation or phase alignment. Finally, for the same budget, a new villa in The Valley and a completed villa in Arabian Ranches cannot be compared in the same way: we’ll put the two side by side before making a decision.
