Al Jaddaf Dubai: the Creek neighborhood between Downtown and the airport
A former dhow shipyard that has been transformed into a residential waterfront development, 15 minutes from Burj Khalifa and less than 10 minutes from the airport, with an asking price still under 1 million AED
Al Jaddaf, which means «the rower» in Arabic, is the neighborhood on the south bank of Dubai Creek where dhow boats used to be built. Living in Al Jaddaf: the Creek, Culture, and the Metro
Al Jaddaf has two sides. On the Creek side, it’s Dubai’s cultural district: the Jameel Arts Center and its exhibitions, the Mohammed Bin Rashid Library, the nearby Dubai Creek Park, the Palazzo Versace Hotel, and the Marriott Al Jaddaf, all set against the backdrop of the old shipyard. On the land side, it’s a neighborhood of new high-rises springing up rapidly between Sheikh Rashid Road and Al Khail Road, just minutes from Oud Metha, Zabeel, and Dubai Healthcare City, its immediate neighbors.
For everyday life, Alnair and Luxhabitat mention the Dubai Festival City Mall for shopping, the Swiss International Scientific School for children, Latifa Hospital for healthcare, and the Al Wasl Club for sports. The metro is the deciding factor: two stations on the Green Line—Al Jaddaf and Creek—plus a water transport station for abras. Few new neighborhoods in Dubai combine waterfront access, the metro, and the airport all within ten minutes. Investing in Al Jaddaf: Who Should Do It, and Under What Conditions?
Al Jaddaf’s argument hinges on three key distances: 15 minutes from Downtown, less than 10 minutes from the airport, and two metro stations in the neighborhood. Add the Creek and a median price of 24,700 AED per square meter—close to the median for neighborhoods across the city— and you have a neighborhood that appeals primarily to rental investors targeting professionals working around the airport, Healthcare City, and Festival City, as well as first-time homebuyers who want the skyline without the price of Business Bay. The installment payment plans for the Binghatti and Azizi developments, detailed on our page payment plan, further enhance this initial impact.
The downsides, with our usual candor: a total of 15,323 units in the district according to Alnair, a significant portion of which will be delivered between 2026 and 2028—which will put downward pressure on rents upon delivery if the towers are completed at the same time. Quality varies from one developer to another, and the Creek view—the number-one selling point—depends on the tower, its orientation, and what gets built in front of it. Finally, the neighborhood is still under construction: buying in Al Jaddaf in 2026 means buying into a neighborhood that’s three years away from completion, not a finished neighborhood like Dubai Creek Harbour across from.

Is Al Jaddaf a good neighborhood to invest in?
This neighborhood offers value rather than prestige: entry-level prices under one million AED, with access to the metro, the airport, and views of the skyline from the Creek. We verify these three points before any presentation.
