Can an Egyptian national buy freely in Dubai?

Yes, Egyptian nationals can acquire in full ownership (freehold) in designated areas of Dubai. A valid Egyptian passport is all that's required - no prior residency is necessary. The Dubai Land Department registers the property title, which is enforceable and internationally recognized.

Is there double taxation between Egypt and the UAE?

No. The Double taxation agreement EGY-EAU, The UAE tax treaty, reinforced by an additional protocol signed in Dubai at the Arab Tax Forum, stipulates that rental income and capital gains on real estate in the UAE are taxable only in the Emirates (rate 0 %). Egypt grants an equivalent tax credit.

Is it possible to buy without travelling from Cairo or Alexandria?

Does the Golden Visa affect my Egyptian tax residence?

Not automatically. The UAE Golden Visa confers a right of residence in the Emirates, but does not automatically transfer Egyptian tax residence. In principle, your Egyptian tax status remains unchanged for as long as you remain primarily resident in Egypt. Consult a certified tax advisor about your personal situation.

How do you repatriate rents to Egypt?

The Emirates do not impose no exchange controls in the UAE. SWIFT transfers to your Egyptian account (CIB, Banque Misr, NBE, QNB Egypt, Arab Bank...) are free, with no limits or restrictions. Our rental management team transfers the rent directly to your Egyptian IBAN every month.
